Home Sales Up from January, Lower than Last Year

(Denver, CO – March 17, 2011) – While February home sales were 3.3% higher than January, they were 3.0% lower than February 2010 in the 54 U.S. markets surveyed in the RE/MAX National Housing Report. This is the first time in four months that the year-to-year sales difference was not better than the previous month. However, the monthly rise does provide for some optimism, since five of the previous seven months saw sales lower than the previous month. Home prices were relatively unchanged from January, but experienced a 5.9% drop from last year. Housing inventories continue to fall, 2.2% from January and 8.9% lower than February 2010 levels. RE/MAX of New England Reports February Home Sales Trends

Tighter credit standards and unfavorable weather conditions resulted in a decrease in home sales this month. February home sales declined -13.8% month-over-month in New England lead by Massachusetts, while prices also declined by -2.6%. “Buyers are experiencing tighter lending while investors are aggressively taking advantage of the market with cash purchases. This trend will continue as foreclosure activity increases, producing additional inventory and reversing the downward trend in sales,” said RE/MAX of New England Executive Vice President Jay Hummer. Home sales up for second straight month in Massachusetts

Sold SignTuesday’s Massachusetts Association of Realtors (MAR) report and Warren Group report for January 2011 brought good news to us at RE/MAX of New England.

The MAR report showed that single family homes are up for the second straight month compared to the year before – sales were up 13.1% in January 2011.

Median prices were down -5.2%, contributing to the upswing in sales.

The Warren Group, a Boston-based company, also released a report Tuesday showing that Massachusetts home sales were up +5% from sales in January 2010. MAR and Warren Group use different calculations for their reports, but both site this past month as the best January for home sales in four years.

Though median prices were down, people found the lower prices more attractive in January, which led to the increased volume in home sales. I look forward to increased optimism in the market and further increases in sales in the months to come.

Here’s to hoping that February’s report brings good news as well!
